3 Types of Development Permits

Once you know that you need a Development Permits, there are basically 3 class of Development Permit in Edmonton:

Class 0
Class A
Class B

Class 0 Development

In Class 0, this development class in Edmonton is for minor types of construction such as minor repairs and maintenance work, small and low fences and etc. With Class 0, there is no need to apply for a Edmonton Development Permit.

Class A Development

Class A is for permitted Development in your property’s area or zone. Every area in Edmonton has a different zone with a set of guidelines and regulations. This is call the Zoning Bylaw. Class A are developments that meet the particular Bylaws regulations and requirements. This class also is classified as the permitted use under the zoning Bylaw. If your development falls under Class A, you will require a Development Permit.

Class B Development

Class B is for development in your property’s area or zone. However, this development falls under the Discretionary use. You can say, the development is still permitted but is considered discretionary and the City will require to send out public notice to the neighboring property owners as they have the rights to appeal the permit decision. This public notice describe the development’s proposal and the decision from the City. Class B development can get more complex and there is a chance your Development Permit be disapproved.

Tips:

Always check with the Zoning Bylaw to ensure your development is allowed.
It is most desirable for a Class A Permitted use class over a Class B Discretionary use class.
Expect longer permit review and approval time if your development falls within the Class B Discretionary use class.
Never underestimate the reaction of your neighboring property owners if there is a public notice involved.
