If you are planning to development a basement within your house, you may require both a Development Permit and a Building Permit with the City of Edmonton.
You will require a City of Edmonton Development Permit if you are changing the window size or location of the window/door, the exterior wall or size of your house, changing the use of the house or the basement including developing a basement with a secondary suite with a kitchen, bedroom and a bathroom, renovating the basement for business use, adding a wetbar or cooking facilities in the basement.
A City of Edmonton Building Permit is also required if you are adding a bedroom or bathroom or a kitchen in the basement, any structural work to columns, beams or loadbearing walls or to the windows/door or a basement construction value over $5,000 for the basement.
The City of Edmonton basement permit requirement has became more strict in recent years, therefore, it is important that home Owner understand the work is required before developing a basement and ensure all permits are applied and be approved by the City of Edmonton. Any basement development or renovation without City of Edmonton permits, fines and penalties will be applied by the City.
